Creating a Loan Scenario
How to create and configure a new loan scenario.
A scenario in BrokerIQ represents a single loan deal. It contains everything about the deal: borrower details, property information, loan structure, funds position, lender matches, and AI analysis.

Go to Scenarios
In the sidebar, click 'Scenarios' under Work. You'll see a list of all your existing scenarios. Click the 'New Scenario' button in the top right.

Name your scenario
Enter a title — typically the client's name or the property address (e.g. 'Sarah Chen — 42 Park Road Hawthorn'). This helps you find it later when managing multiple deals.

Enter property details
In the Property section, enter the property value, purchase price, property type (house, unit, land, etc.), and state. BrokerIQ calculates the LVR automatically and flags if it crosses key thresholds (80%, 90%, 95%).

Add borrower details
In the Borrower section, enter gross income (base salary, overtime, bonuses, rental income), employment type (PAYG, self-employed, casual), existing debts (car loans, personal loans, HECS), credit card limits, number of dependants, and living expenses.

Configure the loan structure
Set the loan amount, loan term (usually 30 years), rate type (variable or fixed), repayment type (principal & interest or interest-only), and any features needed (offset account, redraw, extra repayments allowed).

Review the funds position
The Funds Position tab shows the total cash required: deposit + stamp duty + LMI (if applicable) + legal fees + other costs. Stamp duty is calculated automatically for the selected state.

Check lender matches
The Lender Matching tab shows products from 50+ lenders that fit your scenario. Results are ranked by total cost. Click any product to see the full detail including rate, fees, features, and eligibility.

Review AI Copilot feedback
Open the Copilot panel on the right. It flags issues (e.g. 'LVR is 87% — LMI will apply'), warnings (e.g. 'Credit card limit reduces capacity by $60K'), and suggestions (e.g. 'Adding $15K deposit would bring LVR below 80% and avoid LMI').
